Imagining yourself living in a new property can be difficult. White paint and empty walls allow for fresh imprints, but it is important to be able to envision yourself as a part of the property, to sense the lifestyle you are buying into. This is why, with such a tricky market, it’s vital to showcase a property intended for sale, and to present it with flair; people want a home with a distinct feel, and it is your job to make it easier for them to see that the property in question offers them exactly that.
Recently, we collaborated with Hillnic, a property development company, on creating the perfect parcel. They’d designed a series of beautiful apartments in a converted Grade II-listed building, with open-plan kitchens and living rooms, quality fittings and surfaces, and private parking to boot. It was our job to put the finishing touches on one of the apartments – the cherry, so to speak – and we set about turning the property into a home, which meant that we needed to take a meticulously planned and creative approach to furnishing.
Our designers, led by their creative experience, as well as data surrounding current styles and innovative designs, curated moodboards and furniture lists that complemented the property’s pre-existing assets, and then went about sourcing these items. We adopted a monochromatic colour scheme, into which we then injected warm tones to give a feeling of cosiness, and that the place was loved and special – basically, we drew on our inner hygge. We used a velvet sofa, a shaggy carpet, and a wicker chair as accent pieces: dramatic not in their colours, but in their reference to Nordic textiles, and splashed the rooms with amber and red tones in the form of glasses, lamps and cushions.
We completed installing these changes in just two weeks, and within three weeks, the Reading one-bed had sold for just shy of its asking price.
